Q: In the instructions, it says "heating area gushed unstuck coating for easy cleaning". What is the coating?

I've worked in culinary for about 12 years. It's probably a very poor translation, but basically there is a chemical that you can buy and put on the griddle to clean with. We did it nightly in the restaurant, but I imagine since you aren't using it to cook meals for hundreds of people every night that you could get away with not doing it each night. You can google "flat top cleaning gel" and then just follow the instructions. Also when you're done with the chemical, DO NOT use lemon or lime juice to get the chemical off - it actually eats the metal way. Just flash with water and it will clear up the remaining chemical.

Q: Is this product capable of being used as a dedicated year round griddle under a covered outdoor patio?

Yes, I would think so as long as it doesn't get wet since it's electric.

Q: Is recommend this for pancakes, omelets, etc.. or more smashed burgers, hibachi, etc..trying to understand the versatility since it is not non-stick?

You can cook most anything on it. We use it to toast buns, cook bacon, etc.. It expands your cooking area so much. I can't imagine living without it! We were wearing thru the table top electric griddles so we bought this.
