These devices are expensive, time consuming, and totally unreliable. Please find another option.
The app is terrible. You must pair your phone to the device and then help the device to find wi-fi. Any step might loop endlessly or fail with no helpful error. Devices stop working randomly. You'll have to reset them and repeat the connection process. The Honeywell service itself will stop working randomly (see pictures). You'll find yourself killing the app and restarting often. There is a reset button in the device that you can poke with a paperclip. But to get to it you'll have to take off the back case. Once the case is off though, you can just as easily remove the batteries. THE WHOLE POINT OF A PINHOLE RESET IS TO MAKE IT EASY TO HIT WITH THE RIGHT TOOL. THERE IS NO POINT IN PUTTING IT INSIDE THE CASE WITH THE BATTERIES! No one gave the hardware or software any significant thought. These devices are expensive, time consuming, and totally unreliable. Unreliable email alerts
I had a water leak when i was away an entire day. I heard the alarm when I entered the house. There was water leaking right near the detector. I opened my Lyric app and it was flashing saying that a water leak was detected. However I never received an email alert that it was detected. I checked my spam, no email. I verified my email address and it was correct. I did do a test when I first installed them and it did send an alert to me. But in a real life water leak it failed to alert. Makes me feel like i have to check the app when I am away as the alert is unreliable.

Excelent wi-fi leak detector!
I bought the Honeywell Lyric Wi-Fi Water Leak & Freeze Detector (2-Pack) 2 years ago. I placed both of them in my basement. One of them near a crack in my basement wall and the other near my hot water tank. I occasionally receive notifications about one of the units being offline because my router is on the 2nd story of my house and rather far away from their placement. But after a short while, the signal re-connects and I get another notification informing me that the unit is back online. All of these notifications come to me through the Honeywell Home app loaded on my smart phone, as well as through email, which you set up through the app. Just last week, I received a notification that a "Leak was detected at my hot water tank..." Since this was the first time I actually got that message, I hurried down to the basement to check for a leak. Sure enough, water had just started to trickle from the top of my hot water tank, and was running onto the floor and making contact with the cord leading from the unit. I immediately closed the water valve and stopped the leak. Clean up was quick and easy since I caught the leak right away, thanks to the notification from the app. Without this device, the leak wouldn't have been noticed until one of us went into the basement to do laundry. At that time, we could have serious water damage and a big clean up. These units DO work and they are well worth the money in my opinion. The best part about them is receiving notifications when water has been detected and not having to rely on an audible alarm that you have to be home to hear, and might not hear if you're out of range. I'm glad I had the unit. I'm also thinking about getting more of them to place under sinks or behind my refrigerator. Great wi-fi leak detectors!

Peace of Mind
Today, I downloaded the app and activated these two water leak detectors. It was easy, and now I am confident that I will be notified if we have a water problem in the basement. Fifteen years ago, during an electrical outage and torrents of rain overnight, the water in our sump pit rose and flooded our den. Consequently, we installed a back-up siphon sump pump in that sump pit, in case we lost electricity during a torrential rain storm. We thought we were protected from ever flooding again. Wrong! A couple of months ago, the sump pump and the back-up sump pump failed during an overnight heavy rainstorm....and we had a flooded den again. With the Lyric detectors in place, I will be warned (by the app on my iPhone) if and when the first drop of water escapes the sump pits. Peace of mind, at last..

mixed bag. limited use.
water sensor seems to do what it's supposed to, which is the main reason i bought. temp sensor seems to be within a couple degrees. humidity sensor is off by ~15% all other sensors I have in each space, so doesn't appear useful. mobile app can be a bit finicky - sometimes doesn't want to switch locations. also doesn't integrate with the lyric panel security/home-automation panel, which seems counter to the whole lyric ecosystem concept. honeywell support unresponsive to inquiries. extension ropes feel pricey.

Notified by phone regularly- great mind calming product!
We have two in Hawaii - one under the kitchen sink and the other under the vanity sink area.We regularly receive notifications of high humidity in the vanity area when we have guests renting. It is nice to know they are working and makes us aware that our money was well spent.By the way - the sensors are long and can pick up any moisture all along their length and you can add more length if you wish.We are adding some to areas of our yacht - long runs in hidden areas - where we do not want any hidden leaks destroying our boat over time with rot and mildew.

Great Peace of Mind For Snowbirds!
A really good product that is easy to set up and does exactly what it’s supposed to do! We have 4 detectors monitoring different areas of the house. Gives us great peace of mind when traveling out of the area for extended periods. Ability to have notifications sent to other designates is a real plus.My only issue is having more flexibility to schedule data updates in different areas or on an ad hoc basis. This is a minor concern.
